I found a good one but hours dont work for me. I was to get my lisence and do it part time.
Also whats the difference between agent and broker?

agents work for brokers.
brokers need more school and experience than agents.
i think you need to be an agent first become you become a broker but dont quote me on that.

agent and a broker are basically teh same except if you wanna open your own joint you become a broker....

let me know about NJ ill do it with you I want to get my NJ license

yeah i have a NY licesne.. it sucks that there is no reciprocity bewteen the 2 states... one thing i learned tho D is that its hard to get ahead in that game only working part-time.. u need to be around or atleast available at all times and say good-bye to ur weekends if u really want to make some cash..

well I have 3 other incomes so I want to do it for part time for 6 months then if I like it will do it full time.

D, I just asked owen and he said you can have NY & NJ licenses simultaneously...as many states as you want

Yea brokers have to take the 90 hour class, where as agents just have to take the 45 hour one. And like illmatic was saying its mad hard to make money doing it part time, there is so much competition out there.

I'm not sure the next 6 months is the ideal time to use as your trial period of whether or not you like it because shit isn't going to be selling as quickly as it was, and stuff sells slower in the winter if werer you I'd give it at least a year. Depending where you doing it is going to be tough too because your competing with alot of new construction.

6 months is not enough time to make MONEY or properly gage it
everyone i know was more than a year - unless you already have connections or are just a lucky fuk

sure diff seasons are tough but people are ALWAYS looking to rent and buy, if they are not buying well then rent 5 places and take home about 12 grand....

and all the new construction is a GOOD THING for us... heck those companies are begging brokers to bring customers, giving away free vacations if you do a deal!
this is why I have to get my NJ license, my friend is selling his brownstone in hoboken for 2 million I would get the exclusive on that!!

and yes I agree this buisness is a 7 day a week deal, the only part timers that make money are teh 50 + year olds that have been in the buisness 20 years and already have loyal customers

This is a hustle, shit sometimes I go 2-3 months with NO pay check then sometimes I pick up a check for $25,0000 (then I spend it all on dolls and then im broke again)

very very very tough buisness, you have to be very agressive.... very savvy, you are basically a saleman bottom line.

luckily my dad is a developer so i will have the hookup on selling his properties.


My intern does real estate on the side and shows places after work and on the weekends in jersey...she likes it and says its not even really that hard. She has the hookups too though because her mom used to be an agent so she helps her out.

I just want to make a few grand on the side here and there...:shrugger

I'm starting my class for the sales license this saturday at Baruch College.. Sat and Sun 9 - 5 3 weekends in a row, 300 bones.. I'll be done by the en of the month. going for broker next yr.. I want to do it on the side as well.

I'm interested too if anyone has suggestions for NJ schools, maybe in the hudson county area. I have a NY license that I'm not using but it sucks there is no reciprocity (sp) between the states. Have to take the full course. I wanted to just do rentals part time since my FT job is real flexible. In my area apartments go so fast, everything in walking distance, usually no co-brokering and crazy fees. $2500 cash just to open the door with half going to the broker.

my cousin's wife does it part time on Staten Island and is doing well.
